LOBBY


Size/Area: Minimum Dimensions (Note: these are not optimum dimensions).

Door Size: 920mm wide x 2.4m high

Finishes & Sound Transmission

Floors
Lobby area approximately 50% hard floor finish (marble or granite in mosaic or decorative pattern), with hand-tufted area carpets. Natural stone finishes must be submitted for hardness testing.

Skirting must be equal to that of lobby floor.

For Carpet specifications, refer to Interior Design Quality Standards - Section 8.5.3.

Live load: 500kg/sq metre (100 lbs/sq feet) for lobby, rental and circulation areas.

Walls
Fabric backed vinyl wall covering 1250g/m2 required on all walls other than those which are architectural materials (i.e. wood panelling, marble, mirror, metal, stone, brick, woven materials etc.)

50 STC Minimum Sound Transmission Class between public and function areas.

All glass walls shall be of tempered plate glass or laminated glass with ample precaution against glass and window frame condensation.

Decals may be required for safety in certain areas

 
Ceiling
Recommend painted gypsum plaster other than those which are architectural materials (wood, metal etc.)

Access panels in the ceiling which are visible to guests are not acceptable.

All access panels must be in B.O.T.H. spaces.

The ceiling should be detailed with components such as cove lighting and detailed cornices. Decorative lighting features such as chandeliers are required.


Lighting

Lighting to be recessed downlights, decorative type fixtures, chandeliers, table lamps or a combination of all. All lighting on automatically adjusting preset dimmer systems. Co-ordination of lighting with decorative elements is mandatory. Avoid unwanted reflections, wall scalloping, unwanted shadowing and glare. Lighting design should co-ordinate those aspects with the Interior Designer.

Double power outlets must be supplied at 12m intervals for cleaning and maintenance purposes. Cove lighting must have continuous even illumination without flicker or "hot spots".

 
Business Centre

Provide location for facsimile machine, telex machine, photocopier, with auto feeder and collator and work bench.

The secretarial desk should be equipped with personal computer, typewriter, easy access to a laser printer, and additionally dictaphone, normal telephone etc.

The reception area should have a rack for newspapers, magazines etc.

The private office should have appropriate telecommunication facilities.

Provide a cupboard and shelving set up for storage of trade directories, telex, telephone directories, government law manuals, dictionaries etc.

Provide the small Meeting Room with audio/visual facilities including television and video recorder.

Anticipated functions would include small business meeting, cocktail receptions, work area for business people, reading.

This room needs to have television, video, properly equipped servery bar, desk with phone, magazine stand, sideboard for food servery, etc. Please ensure that these requirements are fully integrated into the space.
